Country House, Bedfordshire

Set within landscaped gardens and lying within an Area of Outstanding Natural Beauty, this Edwardian country house had undergone many unsympathetic alterations in its history until being bought by the current owner. The hall will be reinstated as a private country house with new extensions and cellars, the refurbishment of two adjacent cottages, a new gate lodge and outdoor swimming pool. A series of successful planning applications negotiated planning policy that included development within Green Belt.

The Hall is being refurbished in a traditional style that retains many existing features whilst creating a series of formal entertaining rooms including a large galleried sitting room as well as private family rooms. The upper floors are being reconfigured to provide large bedroom suites and guest accommodation linking to a private roof terrace. The elevations of the house have been carefully restored and included the repair of the existing gauged brickwork and timber cornices.

As part of the development and the wider estate sustainability strategy, two biomass boilers are included within the proposals providing heat and hot water across the whole site.
